In the Cooperativa 12 de Octubre sector, just 15 minutes from San Vicente / Los Laureles and close to San Miguel de los Bancos and Pedro Vicente Maldonado, lies this 41.02-hectare farm surrounded by nature, crystal-clear rivers, and great productive potential. The property features two rivers, one small and another with waterfalls and natural swimming areas, both with 100% clean water, suitable for consumption and irrigation throughout the year, even during the dry season. The soil is fertile, with a good pH, and practically does not require fertilizer, making it an excellent option for agricultural or agroecological projects. Currently, the farm produces two varieties of cacao: 2,000 national cacao plants with estimated production in three years, and between 500 and 600 hybrid CCN plants with estimated production in 1.5 to 2 years. In addition, there are other crops such as coffee, yucca, plantain, banana, citrus (orange, sour lemon, mandarin), and avocado (not yet in production). The farm is located in an area with final access by rustic road, which may require a short walk or motorcycle ride. Schools and colleges are available in Los Laureles, 10–15 minutes away, while the nearest hospitals are in San Miguel de los Bancos and Pedro Vicente Maldonado, the latter being larger. Internet connection is provided via satellite antenna, and phone signal is limited, available only in specific points of the property. It is home to birds such as hummingbirds and woodpeckers, small mammals like squirrels, reptiles like iguanas, and a wide variety of butterflies.
